The former Tenant #6 came back (I knew they would) and they were cleaning up their Unit and volunteered to clean his (Tenant #8) - which was vacuum, mop the floor, and that was pretty much it, all the tenants kept their places well cleaned.
I had all the keys with their Apartment Letter (A, B, C, D, E, F, G, H, I) - Dead bolt and door keys. We went through each one (oh man, they did protest!) They were really ticking off the Corporal. I had power on (which would be turned off at noon on that day) and water on (which the Water Meter woman came a bit early and I told her to come back in a couple of hours so the new owners can go through a full tour before the property is surrendered, but she had others to attend to, so the Corporal asked her is ONE hour sufficient? Yes, she could return in an hour, but no longer than an hour.)
I then headed over to my family friend’s house, and dropped the papers off to his wife. I just knew he wasn’t going to make it, and gave them all hugs. (His wife, his two sons and daughter). He died peacefully in his sleep that night!
Could the “NEW” owner sue you? Yeah they can and might, but when you provide proof that you own these items and they were not the previous owner. Keep that lease and all photos and all items SAFE!
THEN I turned around and told all the Tenants that they have 60 days to move out, and I would suggest they all move out within 35–40 days and to call me when you move out and I will do a walk through, video and photograph, and lock it up! It was ALSO disclosed: Each Property is fully vacant, with only the HVAC (Central Heating and Air) System and all Ceiling Light Fixtures AND Ceiling fans are included with the property. That’s it! It also stated that all tenants have 60 days to move out after closing!
Was this even “legal” in what I did next? Honestly - NO! But it worked! I gave them (New Owners) a trespass warning, that they cannot come on the property until xx/xx/xxxx exactly 60 days, or until → I ← contacted them to let them know everyone has moved out! Unless it is an attached fixture (example: ceiling fans), it would state on your lease all “attached” fixtures belongs on the property (even if you bought it) clause. Your lease should also indicate what item(s) were included in the lease(if it says - nothing, no range, no refrigerator, no washer, no dryer, no dishwasher, etc) and tenant is to supply their own (maintain, etc). You should always take a photo before you move in, and take photos of everything you own, including documentations (IE: receipts, warranty papers, registration of xxx appliance, etc).

I told him I will phone the new owners and try to get them to come out around 10 AM but he assured me they would more than likely arrive sooner.
